EarthCraft is a regional program focused on promoting green building and energy efficiency. It was developed through a partnership between the Southface Energy Institute and The Greater Atlanta Homebuilders Association and is widely recognized in the southeastern United States.   • What is a Green Building/Energy Efficiency Certification?

    A green building certification is a system that rates and certifies buildings on how environmentally friendly and sustainable they are. To get certified, a building has to meet certain standards like using energy efficiently, conserving water, using sustainable materials, and having good indoor air quality. These certifications are used by building owners, developers, and builders to show that they care about sustainable building practices.

  • What are the benefits of a Green Building/Energy Efficiency Certification for my project?

    Whether you are a residential builder or developer, obtaining a Green Building/Energy Efficiency Certification provides many benefits like:

    1. It demonstrates your commitment to sustainability and energy efficiency which, these days, can really improve your reputation in the industry.
    2. It will help your buyers or tenants save on their utilities by reducing their energy and water consumption (a strong selling point).
    3. It will help increase the value of the project.

  • How long does it take to get Green Building/Energy Efficient Certified, and what is the process?

    Of course, the time to earn a Green Building/Energy Efficiency certification is program specific and project specific.

    The general process is as follows:

    1. Prepare the plans.
    2. Prepare the scoring sheet.
    3. Have a Design Meeting to review the plans and the goals for reaching certification (this could include the developer, builder, owner or home buyer, and the Certification Verifier).
    4. Have a Meeting with the Trades involved to assure that they are "on the page" with the goals of the project.
    5. Start Construction.
    6. Pre-drywall inspections and testing by the Certification Verifier.
    7. Final inspections and testing by the Certification Verifier (when the project is almost "move in ready").
    8. Final certification delivered to the appropriate persons.
  • What are the different types of Green Building/Energy Efficiency Certifications available and which one is right for my project?

    We participate in these certification programs (both single family and multifamily):

    • ENERGY STAR
    • EarthCraft

    To best determine which project is right for you will depend on the project you have and your goals. If you want to focus strictly on energy efficiency and sustainability, then ENERGY STAR could be best for you. If you want a little more emphasis on the "green" in green building, then EarthCraft may be best for you. If you hope to plan the 45L tax credit, earning the ENERGY STAR is mandatory. If you are developing Low Income Housing through the Tax Credit Program, depending on your needs, both may be appropriate. We will be glad to sit down and talk with you about your needs and best choice.

  • Who can perform a Green Building/Energy Efficiency certification assessment?

    While there are a number of Green Building/Energy Efficiency programs, we at Synergy have currently chosen to limit ourselves to just 2 of the programs. All Green Building programs require continuing education to maintain the qualifications to be a participant.

    • ENERGY STAR requires an ENERGY STAR Rater Partner
    • EarthCraft required an EarthCraft Technical Advisor
  • Can a project lose its Green Building/Energy Efficiency certification?

    That is an excellent question. Generally, the answer is no. While standards to earn the certification may change over time, the certification is based on the standards in force at the time of the beginning of the project. So standards changing after the fact cannot erase the certification earned.

    The only possibility of losing certification we are aware of is this: A project builder completes all of the work and meets all of the standards for the certification. Then, the project builder goes back and makes a significant change to the project that ends up breaking one of the standards that has been met. That could lead to the removal of the certification.
